Alternator woes

Hi everyone, my 45 with 1800 engine and air con seems not to be charging the battery, initially when doing voltage check at battery i was getting 13.5 volt at startup but after no more than 1 minute that reading would drop to 12.2 volts, even with heated windsreen and heater blower + headlights the reading stays around the same, the battery went totally flat yesterday to the point that the engine died completely which left me stranded so now i have to do something about it, cheked voltage again and now it doesn't seem to be charging at all. I did check connections everywhere except engine earth strap which i can't seem to find, perhaps someone could tell me just where the damn thing is.

I have a 400 Haynes manual but not sure if the info on removing the alternator is quite the same.
I also wondered if the belt tensioner can just be swung away to get the belt off or do i need to fiddle around in the confined space to slacken nuts etc.
can alternator regulator and associated bits be obtained rather than replace the complete unit if that is what the problem is.
